Land & Property Enquiries: Land Charges

Staffordshire County Council is the Highway Authority for the districts within Staffordshire and the Land Charges Section holds information about the status and extents of the highway (excluding trunk roads and motorways), Section 38 information where applicable, Road Schemes, Traffic Schemes, Public Rights of Way, Stopping up of Roads/Footways, Compulsory Purchases, Common Land and Village Greens.

The Land Charges team provides a vital service for anyone buying land or property in Staffordshire.

Along with partners in the District and Borough Councils, they provide a comprehensive land search service, holding the critical information that people need about their land and property purchasing decisions.

A full Local Authority Search can be obtained by contacting the relevant District/Borough Council|

Queries relating to the status of extent of the highways and the proximity of traffic or road schemes may also be requested through a Highway Search Enquiry Form|.  This form can be emailed to|  together with a plan of the land or property being searched upon or alternatively can be posted to the address below.  Please note this service is subject to a fee.  Please see below for fees and charges.

For anyone wishing to obtain information regarding the status of a highway can use the road status search|.  This service is available free of charge.

The County Land Charges Service:

  • Ensures land or property purchasers are fully aware of highway issues affecting purchases.
  • Protects the interests of the County Council in its role as the Highway Authority in relation to the transfer of land.
  • Maintains records relating to Highway matters imposed by legislation.

  • Completion of Highway Searches.
  • Completion of Commons Registration Searches.
  • Provision of highway boundary images in digital format for County Council use.
  • Provide an efficient service at an economic cost.
  • Continually develop quality standards and performance indicators.
  • Improve partnership arrangements with District Councils, national bodies and clients.
  • Incorporate the Governments strategy for electronic government by 2005.

CON 29 O Enquiries:             £3.32 each when requested with CON 29R Enquiries

CON 29 O Enquiries Only:      £16.53 + £3.32 per question

Payment can be made by forwarding a cheque made payable to Staffordshire County Council when submitting Highway Search Enquiry Form, or alternatively by prior arrangement we can issue an invoice when the search has been carried out.  We return all search results via email.

Please note that in order to ensure that we continue to provide an efficient service to all enquirers we require CON29 search requests by a completed Highway Search Enquiry Form to be received prior to 11.00 a.m. each day.  Any request made after this time will be booked in the following day.  This procedure will ensure each search is dealt with both in a timely manner and in the order that it is received, as per legislative requirements. 

Please note that we are unable to offer a service to prioritise individual search requests.

Important Notice - Information Commissioners Office: Guidance on Property Search Information and the Environmental Information Regulations 

The Information Commissioner issued a guidance note in respect of land searches and environmental regulations on the 16 July 2009. For the purposes of clarity Staffordshire County Council would make the following statement:

Pending discussions between the Information Commissioner, Local Government Association and other parties there will be no changes to the current arrangements for Land Charges and their administration. We are currently monitoring these discussions and continue to review any guidance issued.
