Land and Buildings

Staffordshire County Council owns and manages a portfolio of land and buildings across the county. These are detailed below.

Chasewater Heaths Business Park

Chasewater Heaths Business ParkThe Business Park is situated on the A5190 midway between Cannock and Lichfield and has been established on the former British Coal Workshops site.

Following reclamation, the County Council installed roads and services and disposed of plots to developers or end users. The thirty acre development is now complete, with all plots sold. Units have been built speculatively by developers and are available from time to time.

The Park has been successful in attracting new jobs to the area and preserving existing employment. Companies established here include ITW Highland (car components) and Spanish company Maier UK Ltd.

Kingswood LakesideKingswood Lakeside logo

Kingswood Lakeside is situated to the south of Cannock, in a strategic location immediately adjoining the M6 Toll (junction 0.5 miles). The second phase comprising two zones totalling 45.47 acres will be available for occupation in late spring 2005. Planning permission for industrial, distribution and office uses has been granted, whilst other complimentary uses may be considered subject to planning.

Lymedale Business Park

Lymedale Business Park logoLymedale Business Park in Newcastle under Lyme is a high quality business park offering a superb range of fully serviced plots set in an attractive, landscaped environment, adjacent to Apedale Country Park. Lymedale Business Park has been created on the site of the former Holditch Colliery. Staffordshire County Council purchased the site in 1996, following feasibility studies in to mitigating the closure of the colliery, and loss of jobs.

  • TK Maxx: Discount clothing giant TK Maxx has constructed a 250,000 sq ft distribution centre on the business park, creating 900 new jobs for the area. The centre is a regional hub for the company's network of 100 stores.
  • Orange Communications: Orange Communications has brought a 20,000 sq ft regional operational centre to Lymedale, creating approximately 20 new jobs for the area.
  • Phones 4U: Office space has been provided, creating 387 new jobs.
  • New Look: New distribution centre to be opened in early 2005.

Lymedale Extension (Lymedale West)

With all plots on the original Business Park either occupied or under development and with demand for development land in the area still high, work is currently underway on an extension to the business park. By mid summer 2005 the County Council hopes to have a further 10.5 ha of easily accessible, fully serviced development land available within an attractive landscaped setting.

Upon completion it is expected that the extension to Lymedale Business Park will provide up to a further 600 new jobs bringing the total on the Business Park to around 2000, well in excess of those lost with the closure of the Holditch Colliery.

Locations

The site is located adjacent to the A34 dual carriage way, which provides access to Junction 16 of the M6 motorway and the north just eight miles drive away. Junction 15 and the south can be reached within 12 minutes drive.

The major conurbations of Manchester and Birmingham and their respective International Airports are within one hours drive, and the site is also in easy reach of the main line railway stations at Crewe and Stoke on Trent.

Silverdale Business Park

Silverdale Business ParkThe park is being created on the site of the former Silverdale Colliery which closed in 1998 after a decade of decline which saw employment numbers reduce from 1,100 in the early '90s to just 150 at the time of closure. The aim for the regeneration of the site, is to address the social and economic issues in this deprived and isolated former mining community, by creating new employment opportunities for local people. The scheme comprises the regeneration of a 6 hectare site to produce 4 hectares of high quality developable land suitable for office, manufacturing or distribution uses. To further stimulate economic entrepreneurialism, SCC has developed an 1,800 m2 Enterprise Centre of small-scale workshops and studio style offices with on-site management by the innovation focussed B.I.C. organisation. The site will be available for occupation with the first stage business units expected to open in January 2005, followed by the second stage business units in April 2005. Overall employment creation is anticipated at about 360 jobs.

Staffordshire Technology Park

Staffordshire Technology ParkStaffordshire Technology Park, an initiative conceived and developed by Staffordshire County Council, is established on a 44 acre greenfield site adjacent to Staffordshire University. Within easy reach of M6 junction 14 and Stafford Town Centre, the development benefits from a wealth of local amenities and west coast line services to London and the north-west.

All land within the Technology Park has now been disposed of on 125 year ground leases at a peppercorn rent with one initial premium. Use is restricted to office and research and development. Two principal developers, Gladman Developments and Pritchard Holdings have acquired the land and have built speculatively, providing a variety of accommodation.

The Technology Park has close working relationships with its neighbour Staffordshire University, and also with the Staffordshire and Black Country Business Innovation Centre who occupy and manage the County Council's Innovation Centre. This building provides small units for innovative and high technology businesses who are encouraged to establish links with the University. A recently completed second phase, a University Initiative built with the assistance of SRB monies and the County Council, provides a further 40 units for embryo high technology enterprises.

Staffordshire Technology Park is a member of the United Kingdom Science Park Association, which meets three or four times a year.

Towers Business Park

All remaining land available resides in the ownership of Advantage West Midlands.

Enterprise Centres

The County Council has developed a number of Enterprise Centres as part of its overall strategy of regeneration and economic development, and owns and manages the following centres:

Cannock Enterprise Centre Cannock Enterprise Centre is located on the former West Cannock No 5 Colliery site in Hednesford. Existing colliery buildings have been refurbished to provide a variety of small units suitable for office and industrial uses. In addition, 26 new units have also been constructed.

Newcastle Enterprise CentreNewcastle Enterprise Centre was created from the refurbishment of a former school in Knutton and provides 36 small units. Managed by the Staffordshire and Black Country BIC.

Lymedale Court Lymedale Court is situated on Lymedale Business Park, Newcastle. This is a new development of studios and industrial units providing nearly 10,000 sq.ft. of lettable space. Managed by the Staffordshire and Black Country BIC.

Industrial/Office Units

Brown Lees

Four industrial units, each of 2500 sq.ft., have been constructed on the former Tipton Steelworks site. All units are currently occupied, but do become available from time to time.

Business Innovation Centre, Staffordshire Technology Park

Business Innovation CentreSituated within the Technology Park, this initiative provides 19 units for innovative and high technology based businesses. Accommodation is taken on monthly licences providing a flexible 'easy-in, easy-out' arrangement. The Staffordshire and Black Country BIC, who are part of a large network of such centres across Europe, manage the building. They can provide assistance to individuals and businesses to realise the commercial potential of innovative and technology based ideas.

A second building has recently been completed providing a further 40 units. This University led initiative is a partnership development between Staffordshire University, Staffordshire County Council and Stafford SRB6.
